THE COVID SUBURBAN SPRAWL

COVID-19 has changed most of the world as we know it. While it’s still largely unclear the long term effects COVID will have on our society, we have seen a sharp and clear shift in the real estate industry.

Since the beginning of the pandemic we’ve seen a dramatic increase in suburban sprawl. The virus has significantly weakened the desire to live in large Texas cities such as Austin, San Antonio, Dallas and Houston and created a very high demand for The Texas Hill Country Living.

Work From Home: Many companies have shifted to a work from the home model. Some have offered employees the option to work remotely a few days a week or in some cases completely from home. This new work environment has removed the need for employees to live close to their business — with a reliable internet connection many employees can work from anywhere!

Sellers Market: Inventory is very low and prices are on the rise. According to The Central Hill Country Board of Realtors as of October of 2020 there was only 3.6 months of inventory on the Central Hill Country MLS, this means if no other properties were listed there would be zero inventory in 3.6 months. For comparison, in 2019 there was 7.3 months of inventory on the market.

Cost Of Living: Your dollar goes much further in suburban areas allowing homeowners to buy more acreage and more home for their money, compared to a higher density city area.

Safety: This is two-fold — while the ability to practice social distancing is obviously easier in a more rural area, the crime rates in the suburbs are also significantly less than that of larger cities.

The Great Outdoors: State and National Parks have seen record numbers this year, many bike shops and camping stores are completely out of inventory. The pandemic has encouraged people to enjoy nature and get back outside again. We’ve also seen this shift in the real estate market, people are fleeing cities and heading outward to find large open spaces!
